New Construction Homes in Kyle & Hays County
Hays County has some of the most active new-home communities in Central Texas. New construction can mean a home nobody has lived in, current energy codes and builder warranties, but the process is different from buying a resale home.
The builder's sales agent works for the builder. Having your own agent costs you nothing extra in most builder programs and puts someone on your side for upgrades, incentives, inspections and the contract.
Bring your agent on the first visit
Many builders require your agent to be with you, or registered, at your first visit to the community. If you walk in alone first, you may not be able to add an agent later. Call us before you tour a model.
What we help you compare
- Base price versus the upgrades that actually matter for resale
- Builder incentives, and whether they require the builder's preferred lender
- Lot premiums, orientation and what's planned behind or across from the lot
- HOA dues, MUD or PID costs and the total tax rate
- Builder warranty terms and how warranty requests work
Inspect even a brand-new home
We recommend independent inspections at the pre-drywall stage and before closing. They catch issues while they're still easy for the builder to fix, and before the walls close up.

Frequently asked questions
›Do I need an agent to buy new construction?
You don't have to, but the builder's sales agent represents the builder. Your own agent negotiates and reviews the contract for you, and builders usually pay the buyer's agent from their side.
›Should I use the builder's lender?
Builders often tie incentives to their preferred lender. Compare the full offer, including rate, fees and the value of the incentive, with an outside lender before deciding.
›Do new homes need an inspection?
Yes. Independent pre-drywall and final inspections often find items the builder can correct before closing.
