Frequently asked questions

›What is a seller net sheet?

An estimate of what you'll receive at closing after your mortgage payoff, commissions, title and closing fees, prorated property taxes and any agreed concessions or repairs.

›Why are property taxes prorated when I sell in Texas?

Texas property taxes are billed in arrears, usually due by January 31 for the prior year. At closing, the seller credits the buyer for the part of the current year the seller owned the home.

›Who pays for the owner's title policy in Texas?

It's negotiable and set in the contract. In many Central Texas sales the seller pays for the owner's title policy, but it varies.

›How accurate is this calculator?

It's only as accurate as the numbers entered. For a detailed net sheet with title company figures, request one from Kristin.
