As both a local resident and a realtor in Buda, I’m excited to share some big news that’s sure to make a difference in our community—and in our local real estate market. The Roundabout in Buda, a new mixed-use development at 1141 FM 967, is set to become a vibrant gathering spot for neighbors, families, and visitors alike.
What does this mean for Buda?
For years, Buda has been known for its small-town charm, but we’ve often had to drive into Austin for a wider selection of shopping, dining, and recreation. The Roundabout changes that. With 65,000 square feet of new retail space, we’ll have more local options right at our doorstep. This kind of development is a huge draw for homebuyers looking for convenience and lifestyle amenities—two things that can really boost property values and market interest.
Confirmed tenants include favorites like La Ola Pop Shop (a local family business expanding from Kyle), Gracie Humaita Buda for Brazilian jiujitsu, M. McCall’s Pub (from the team behind Kelly’s Irish Pub in Austin), Amici Cucina Italiana, Mercantile at Home, and the beloved Trianon Coffee. There’s also space for more businesses—including medical providers, wellness studios, boutiques, and specialty shops.

Why does this matter for the market?
When you bring in quality dining, shopping, and recreation, you make the neighborhood more desirable. Buyers are increasingly looking for communities where they can walk to a coffee shop, grab dinner with friends, or take the kids to a playground or sports court. The Roundabout will offer all of that, plus walking trails, pickleball and volleyball courts, and patios for relaxing and socializing. As a resident, I'm thrilled about the idea of welcoming more unique businesses to the Roundabout! Imagine a charming local bookstore or a delightful children's boutique—perfect for families! A farm-to-table market or specialty grocer would bring us fantastic fresh options, like Trader Joe's. And how exciting would it be to have a custom boot store or an independent jewelry store to amp up our Texas swag?

With the new Persimmon master-planned community bringing over 2,000 new homes nearby, Buda is poised for growth. The Roundabout isn’t just about new shops—it’s about creating a true sense of place where residents can connect, relax, and enjoy all that our town has to offer.
